Once you have contacted ACE of TEXAS and provided the needed information, we will begin work on determining the market and assessment level of your home.  We have access to MLS as well and Appraisal District data and information, both of which will be used.

In order to determine market value of your property, we will choose the best comparable sales in your area for your property’s analysis.  We use information about these houses such as location, age, size, class/quality, and amenities to determine which sales are the most comparable to your property.  Once we have chosen comparable sales adjustments are made to sale prices of these homes to create as much of an apples-to-apples comparison as possible.  Finally, we analyze and reconcile the results of this comparison to arrive at a fair market value of your home.  This analysis closely resembles what Realtors refer to as a Comparative Market Analysis and is similar to the Market section of a fee appraisal.

In addition, we will compare your property to similar homes in your area to determine if you are assessed at a value that is fair and uniform when compared to these houses that may or may not have sold recently.  This step also involves adjustments to the assessed value of your neighbor’s homes, again to create as much of an apples-to-apples comparison as possible.  Similar to the process in the market section, data is loaded into our software where we analyze and reconcile the results of this comparison to arrive at a fair and equitable value of your home compared to other homes in your immediate area.


Cost: Our fee is contingency based at 33% of the actual tax savings.  There is NO fee unless we save you money!
